Luxury Victorian Townhouse B&B in the Eastern Cairngorms
All four rooms are en-suite and feature free Wi-Fi and smart televisions. In double configuration all are super king beds.

All rooms are available as room only at a reduction £15/person/night - please book normally and we will deduct the cost when you are here. Prices quoted are per room per night and are for the high season in 2025. During the winter months beds are set with a 10.5Tog duvet, in the warmer months they are set with sheet and cover blankets - if you prefer the alternative bedding option for your visit then please just ask.

Room 1 is our master bedroom. A large room with high ceilings and two large sash windows facing the front of the house giving wonderful views to Craigendarroch Hill and the restored 1866 royal railway station. We'll soon be returning the restored Victorian window shutters to this room.

Located on the first floor (2nd floor in US English) the room has a large bathroom with walk-in shower and jacuzzi bath.

Room 2 occupies the rear corner of our top floor and is slightly unusual in being L-shaped. The room features a window seat on the Lochnagar facing window. This is the only room which features a view back to the village centre and the magnificent Glenmuick Church and is perfect for people-watching as the people of Ballater go about their daily business.

Located on the second floor (3rd floor in US English) the room has a bathroom with walk-in shower.

Please note that as this room faces the village centre it can be a little more noisy than our other rooms. On Friday or Saturday nights the nearby bar may have a live band playing which can be audible.

Room 3 Superior Super King Size Double, Triple or Twin

Room 3 is the main top floor bedroom. With a commanding corner position it is the only bedroom which looks towards both Craigendarroch Hill and the mountain of Lochnagar giving the best views of both in the entire village. Featuring double glazed windows and a cosy window seat this room is a wonderful space to relax and admire the best of our views.

Room 4 Standard Super King Size Double
Double £145 Single Occupancy £120
Room 4 is our smallest bedroom but despite that most guests are pleasantly surprised by how spacious it actually is! With a single-double glazed window facing towards Craigendarroch Hill this room is not adjoined by any other bedrooms and so is our quietest most peaceful room in the house. The sloping ceiling on one side merely adds to the cosy feeling when staying in here.
